Habitat Seeking Land for 2018 Build

Chaffee County Habitat for Humanity (CCHfH) is actively seeking a site(s) for its 2018 build cycle. Without a viable site, Habitat for Humanity may not be able to build an affordable housing project for a local family(ies) in 2018. Nearly 1,300 families in Chaffee County are impacted by substandard housing issues; sadly, this number continues to rise. The local housing crisis is real and this is everyone’s challenge. Please help us in our mission to build homes, communities, and hope.

Our organization has constructed 20 homes in Chaffee County since 2002. The homes are quality built, energy efficient, typically average 1,000 square feet and attempt to meet the needs of families within the 30-60 percent area median income. The average mortgage payment for these homes is $500-$600 per month, which is significantly below market value for rentals in the area.

For any donation, Habitat for Humanity will provide a charitable contribution letter in the amount of the land’s appraisal or for anyone wanting to sell land to Habitat below market value, a charitable contribution letter will be given for the difference between market value and the cost at which Habitat purchases the land. For example, a piece of land appraised at $75,000 and sold to Habitat for $50,000, the seller will be given a charitable contribution letter for $25,000.

If someone is interested in donating or selling land below market value, Dan Cooper, CCHfH Board Member and real estate agent with Century 21, is willing to offer his services free of charge and will ensure that the donation or sale is done per Colorado real estate laws.
